Now I remember that style!!!  I think Kix was one of the most successful!!!  I bet I saw Kix 10++ times.............even once here in Denver, maybe 6-7 years ago.  I really could hit these notes back then!!

Yup. Banks, movies, credit cards, subscription anything, continue to grow and increase their bottom line, not by innovation but by manipulation and regulation. I am neither a socialist nor a libertarian, but lean more toward the latter. It has been understood (at least first codified) during antiquity, that parties absent a balance of power will not achieve just negotiation. The only benefit my plan takes from the banks is the shield of confusion. (which are already a very safe, even if not overly lucrative investment for banks) Say 5% without regard to market, economy or anything else. 5% is borrow 100k repay 200k on a 30 year mortgage. more or less. In my lifetime I have seen the "average" mortgage rate higher than 10% and as low as 3%. I know people who carried 12% mortgages and my neighbors mortgage is 1%. 5% will be a middle ground and unchanging. Now if it is a strong economy and you have good credit then finance some other way if you can. Pay off your house with a lower interest rate credit card if you want, but then you're leaving the nest and come what may. As a contrast, if your credit is terrible then you might not qualify for the 5% program, so no house. Unless the Democrats Federally fund a "free" house program, but that would be separate and separately funded, by forced mine working whites.

My mortgage rant might be wishful thinking. I would have signed the bottom line without regard to what was or what wasn't explained. The only issue that I feel duped, by the mortgage property system is property tax, the injustice of that system in Idaho is criminal. I never dreamed that it would become the albatross around my neck. Returning to mortgages: 

The theory or more the hope, would be rather than neighbors discussing their mortgage rates, they would discuss their fee's. 

Instead of:

"Howdy new neighbor, how do you like the house?"

"I like it fine and a good rate on the loan too, bank is only charging me 8%"

--Old neighbor thinks how times are changing---

Conversations would be:

"Howdy new neighbor, how do you like the house?"

"I like it fine and a good fee on the loan too, bank only charged me HALF A MILLION DOLLARS"

--Old neighbor thinks SONOFABITCH!--

And in City Council meetings and along the Boardwalk conversations will start about how much money is being charged to lend money.

Mike, Trump is NOT tied in deeply with Putin, as the left has tried to convey.  As far as I have gathered, Trump & Putin were acquainted with each other before Trump became President.  That said, they had a good relationship during Trump's presidency & I think it continued after.  Are you insinuating that Trump & Putin are closely tied?  That Putin DID have a hand in Trump's election?  Ugh.

Property tax is a whole different issue.  I think all I'm getting at is that mortgages haven't really changed much. In fact, interest rates were really good until 2 years ago, but the cost of even crappy houses has skyrocketed. I'd still like to hear what other kind of $500,000 loan a person takes out has a better interest rate than a mortgage?

Oh probably not in deep together but Putin sees through Donald to his greatest weaknesses. His ego and his narcissism. I guarantee Russia waged an on line battle on discussion groups to promote Trump and run down the hag. So in a way he did have a hand in helping, not to win, I think he would have anyway, just win bigger. All the while rubbing his hands together.

Yep. Because it is about the only thing you can buy that goes up in value and the banks are covered. Cars, boats and other toys values drop like stones the moment they leave the lot. Funny thing is with homes what the people think they "have to have". Must have an updated kitchen with matching appliances. Freshly remodeled bathrooms with his and hers sinks ect. If you can afford it great! If you need to pull out a home equity loan to finance this it means you can't afford it and if you want to dig yourself deeper in debt don't complain. I have 2 small paid off homes and both have kitchens that scream 1985 but they are clean and the appliances work so I am going to keep rolling them and not stress myself. One has the original fridge that tends to shake the house like the old motel magic fingers beds when it shuts down but I am not replacing it until it dies. I have made a lot of my own furniture and the rest has been bought second hand. Even when we bought the second house for the summers my wife and slept on an air mattress for 2 summers. No banks involved the second time around so the air mattress was worth it. If you are handy and not afraid of getting filthy and large projects you can save a lot of money. This kind of crap scares people off and costs a fortune to have someone else fix it but I fixed this floor for less than 1k doing it myself.

I try to stay one step ahead. My "lock in at 5%" could face criticism such as: "What if I could get a better rate elsewhere?" An assessment that comes with a $150 charge, which is attached and included, in the required past due mortgage payment. At 90 days foreclosure begins and is not easily reversible.
Banks have there dirty hands in every facet of this process and are in control. Who determines how much to loan on the home-Banks. Who determines the interest rate and monthly payment-Banks. Who makes the payment go up or down-The State (Based on the value given by the Banks) Who took a stable, secured, insured mortgage system and loaned money to high risk clients, passing the buck and inflating "perceived" value and stuffing their pockets until the reality of actual value detonated the market--Banks. Who extorted the government into providing insane sums of taxpayer money to rebuild what they had destroyed--Banks. 
My premise stands unassailable , Banks and bankers are motherless whores who will be first against the wall in the first days of the revolution.

Then we attempted refinance at a lower rate, reduce the length of the mortgage, keep the monthly payment unchanged -- no dice. Finally, we attempted finance at a lower rate, keep the length of the mortgage, lower the monthly payment--no dice. Neither my wife, nor I have great credit, but at the time we applied for the refinance, the "perceived" (taxed) value of the house 8x the mortgage. (and it went higher in the following years)

In early 90's SF, there was a bicycle group called Critical Mass, who promoted cycling in the city to deal with SERIOUSLY F'ed up parking and traffic issues after the 89 earthquake. What started off as a good idea that got positive media attention, their rhetoric quickly escalated with the Gulf War as a backdrop. From there it turned into a protest power trip against the evil gas guzzlers. To "promote" their cause, they instituted huge Critical Mass Rides designed to block traffic flow to gridlock the entire city for hours, and it succeeded. To put added stink on it, they moved it to the Friday mad rush home to start the weekend. It amped up when a driver at a green light tried to get through, 50 cyclists would roll up to enforce their traffic chaos. Without enough cycle cops to restore order, wasn't long before serious violent clashes broke out, and these Massholes became the villain in this tale.

 

I agree that as US citizens, we have the freedom to be a PITA, but I'm not willing to take it from others to get my way. Extremes like Antifa, Arian Brotherhood, and even some MAGA folks are guilty of the same stupidly myopic "citizen enforced" form of chaos. When someone tries to cross their political roadblocks, all these self professed "True Americans" use the same form of thuggish mentality, subversion of the legal system, and use of assault and physical violence to promote their selfish cause. You could ad the woke movement here, but only on an emotional consciousness guilt trip level. 🙄

 

I say Fuck them all. Anyone who says their side is the "true Americans" and the other one isn't, doesn't have the balls to actually BE an American. I look forward to the day when these selfishly myopic assholes become the villain in the tale of our UNITED country under the US Constitution. Not saying we don't have problems that aren't being addressed, but anyone crying for their authoritarian revolution is my enemy, because defending our union is what real patriotism actually is.

I have considered it. Much like philosophy, I find myself unwilling to divorce from preconceived, possibly embedded or genetic ideals. There are sound, rational, logical arguments that support renting over buying. The same arguments can be employed to debunk the notion that anything is ever truly owned. But, I am convinced that some things are mine, convinced with such conviction, I would place myself in harms way to defend them. Similarly, I believe in free will, although those with proven greater intellect have provided sound, rational, logical arguments that it is an illusion. 
Though I acquiesce these conundrums, it does not diminish my fight against injustice and the laws and regulations that have allowed the balance of power to lean so dramatically in favor of oppressors over oppressed.
